この取り組みは、日本全国で増加する外国人居住者やデジタルノマドの日本滞在ニーズに応えるものであり、コワーキングスペースと既存賃貸物件の連携によるサービスモデルの可能性を、関西圏を皮切りに全国に広めることを目指します。
本勉強会では、外国人のお部屋探しをオンラインで完結させるApartment Japanを運営するDID-GLOBALと、地域密着型コワーキングスペース・シェアオフィス等のThe DECK、さらに実際の外国人向け賃貸物件のオペレーションを担う株式会社ユニリースの3社が集結し、デジタルノマドや外国人居住者向けの「コワーキング連携型賃貸サービス」の実施事例や課題解決策を共有します。 また、今後の展望として、不動産業界・コワーキング業界・地域社会に与える好循環の可能性を、同業のコワーキングスペース運営者や不動産業関係者と共に共有する場となります。
■開催背景・目的
日本では、デジタルノマドや外国人居住者の増加に伴い、中長期滞在可能な賃貸物件への需要が高まっていますが、外国人にとって賃貸住宅の確保はとても難しい現状があります。一方、地域の不動産業者は空き家・空室問題に直面しながらも、外国人とのコミュニケーションへの不安から外国人向け賃貸市場への参入に踏み切れずにいます。本勉強会は、そうした両者を結びつけ、空き家・既存賃貸物件をコワーキング連携型賃貸として外国人に向けて活用する仕組みを具体的な事例や解決策を提案しながらご紹介します。
The DECKとユニリースは、Apartment Japanを活用し、住居と働く場所をワンストップで提供する新しいモデルを構築しました。

DID-GLOBAL Co.,LTD. and The DECK Inc. to Co-Host Industry Study Session on “Coworking-Linked Rentals”
Osaka, Japan – June 05, 2025 – DID-GLOBAL Co.,LTD., operator of the Apartment Japan® platform for foreign residents, and The DECK Inc., a coworking space provider based in Osaka, will co-host an industry-focused study session on Wednesday, June 11, 2025. This study session will explore a new business model that links existing rental housing with coworking spaces to meet the rising demand from foreign residents and digital nomads.
The session is exclusively for members of Beyond the Community, a Kansai-based coworking operator network, which aims to share real-world case studies and practical know-how for leveraging vacant properties through coworking integration.
■ Addressing Real Estate Challenges with Innovation
Foreign residents in Japan often face significant barriers when securing rental housing. Meanwhile, many real estate owners are dealing with increasing vacancies, but remain hesitant to rent to foreigners.
This session presents a concrete solution: a coworking-linked rental service model, which allows real estate operators to connect vacant apartments with coworking services, thereby creating flexible living and working environments for foreign tenants.
